There are two primary delivery methods of construction management services: CM At-Risk and CM Advisor.

CM AT-RISK

Construction Management At-Risk centralizes responsibility for construction under a single contract which guarantees both cost and schedule. Under this delivery format, in addition to providing preconstruction services, we assume the risk of delivering the project, and are responsible for the performance and quality of the trade contractors.

Approximately 75% of  Higley's work is done on a construction management at-risk basis. We bring a construction professional's perspective to the planning and design process, and are a collaborative member of the project team. By developing an early understanding of your vision and goals for the project, we are able to reduce risk for each of the project stakeholders, and ensure the project's success.

CM ADVISOR

Under Construction Management – Advisor, (also known as agency construction management), the owner selects a construction manager who works collaboratively with the architect to advise, coordinate, and inspect the work. Under this format the owner holds the prime trade contracts which are procured through competitive bids.

As CM-Advisor, Higley keeps all participants focused on project goals and objectives by providing independent and impartial guidance on matters of budget, schedule, performance, and quality. We provide the oversight and coordination necessary for the project's successful completion through proper schedule management, project controls, issue identification and resolution, and prompt communications.
