Higley served as Construction Manager at Risk for the $43.5 Million Lafayette West Phase 1 project in the Lafayette Park neighborhood of Detroit.  The project included construction of two residential buildings on a 5-acre site: a 46,000 SF building containing 35 upscale condominium units, and an 89,000 SF building containing 102 market rate apartment units.  Both buildings are 5 stories with 4 floors of cold formed metal framing structure over a structural steel podium.  Amenities include co-working rooms, a clubhouse, fitness center, and pet amenities.

Project Achievements

• Both buildings were constructed simultaneously to expedite opening of the first phase to residents.
• Higley engaged a design-build contractor to prefabricate the cold-formed metal framing structure, floor joists, and roof trusses, reducing field hours and construction waste on-site.
