Higley and Power Construction continued an existing partnership to serve as Construction Manager at Risk for the new $40 million Library Lofts, the third phase of the Circle Square Development in Cleveland’s University Circle neighborhood. Library Lofts is a 9-story cold-formed-metal-framing structure with 207 market-rate apartments built above a 2-story concrete podium that houses the new Martin Luther King Jr. Branch of the Cleveland Public Library.

This project is the 3rd project in the Circle Square development to be constructed by the Higley and Power Construction team.  The first phase was The Artisan, a 24-story residential tower, and the second phase was a 205 space parking garage that serves The Artisan, Library Lofts, and future phases of the development.

Project Achievements

• Higley and Power Construction replaced the initial contractor during the preconstruction phase. Our team was able to find over $2 million in cost savings opportunities to help the owner achieve their budget.
